About Southern Idaho

Rivers bursting with trout, strong farming communities and a beautiful natural landscape are all trademarks of the Southern Idaho region. The magnificent Snake River Canyon and the Snake River cuts through the region, along with numerous natural reserve areas, recreational trails and massive mountain peaks.

In July, residents can expect temperatures averaging 91 degrees, but low humidity and incredible breezes. In January, average daytime temperatures fall to 37 degrees, but the area sees a minimal amount of precipitation (only about 17 inches of snow a year).

Lifestyle and Community Information

Many of the area's residents base their lifestyles and recreational activities around the region's diverse geographical make up. Activities like base jumping, rock climbing, mountain biking, trail hiking, whitewater rafting, fishing and skiing are all popular.

The country's first ski resort – Sun Valley, recognized as one of the top ski resorts in the country, is incredibly popular and a mere 75 miles away. The other major sport is angling or fishing. Thanks to the region's abundant trout supply, Southern Idaho has become a fly fisher's paradise.

The community is home to a great school system with an average student to teacher ratio of 15 to 1. There is a local college, along with numerous medical centers, hospitals and churches.

Southern Idaho real estate is remarkably affordable. Priced well below the national average, a home in Twin Falls or Jerome would cost around $135,000. Meanwhile, a newer and larger home would typically cost approximately $135 per square foot, including the surrounding land.

Property taxes for Southern Idaho real estate range from a low 0.442% for Blaine residents to an average 1.44% for Twin Falls residents.
