What does a real estate inspector do?

A home inspection will evaluate the cooling and heating systems, electrical and plumbing systems,  walls, roof, floors, windows, ceilings, doors, foundation and general structure of the property.

After your inspection you will receive an inspection report. This report will reveal the life expectancy of many of the home's components, along with maintenance or repair recommendations.

The inspector will also examine outside the property for cracks that could pose a future hazard. He'll also inspect the siding, brick or stucco on the house along with any chimneys, skylights or vents for evidence of corrosion.

Typically, a real estate inspection is conducted after the seller and home buyer have agreed on the sale, but before they sign the final contract. This allows the buyer to have full disclosure of the condition of the home, before they buy it.

You can find a number of home inspectors somewhere as simple as your local Yellow Pages or asking your real estate agent for a referral. Before you hire an inspector, you should ask them the following questions:
  • How long have you been in business?
  • What are your qualifications and certifications?
  • What items are included in the inspection?
  • Can you give me any references from past customers?
  • Do you guarantee your work?
  • Can you show me a sample of your reports?
  • How much do you charge?
  • Finally, how long will it take to obtain a copy of your report?

Before anyone can practice real estate inspection, Chicago and Illinois law requires them to have a Home Inspector License. This means they must have passed a DPR authorized exam and show proof of completion of their prerequisite classroom and apprenticeship hours.
