What is a Home Inspection Program?




A home inspection program is used is needed to make sure you are getting your money’s worth when you are purchasing a home and to see if there are any areas that you can improve on if you are selling your home before you put it on the market.

Avoid Expensive Surprises

An inspection by a licensed inspector who knows the home inspection program is hired by you before buying a home to make sure plumbing, heating, air conditioning, roof and structure is sound and free of defects.

The last thing you need to find out after you are moved in and settled is that the furnace does not work, or that the roof leaks.  For approximately $300.00, you can have your future home put through the home inspection program.  Most mortgage companies require an inspection before they will give the final ok on the loan.

If you are selling a house, you may want to have it inspected with the home inspection program to make sure there are no structural or mechanical defects that would stop a sale and if there are things to repair you will have a heads up on it before you sell.

The Process

The home inspector will make an appointment so he can see the whole house, inside and out, check the chimney, foundation and the house itself as well as the air conditioning if you have it and the furnace too in a thorough home inspection program. Then they will look at the plumbing and septic unless you have city sewer and water.

Appraisal Time

Once you have had the home inspection program finished and have the results, then it is time to get the appraisal done (as the seller). This is in your best interest so you know your pricing is right for the home you have.  If you are the buyer, you will need an appraisal as well for the mortgage holder.

Insurance Requirement

If you are insuring your home and contents the home inspection program may help, you there as well to determine the actual replacement value of your home should it be destroyed by fire or something like that. This will not include your personal possessions though, that will be up to you so keep your receipts for insurance reasons.
